Stage 0 Strategic Definition
The project scope is outlined and defining criteria identified: scope, main design issues, outcomes and sustainability agenda. Consideration of cost vs quality priorities and outline programme.
This stage is generally combined with stages 1 and 2 .

Stage 1 Preparation and briefing
The main project objectives, including the sustainability strategy, are drafted, alongside the client’s business case. Projects cost and procurement routes are also considered. Early stage appraisal of local planning regime and how this may impact on design.

Stages 2 Concept Design
Sketch concept options are developed from the initial brief. Strategies for construction, sustainability, maintenance & operation, and handover are defined. Concept design for structure, building services and specifications also considered and relevant consultants approached.

Stage 3 Spatial Co-ordination
Once the design concept has been agreed the project is developed alongside structural, building services and costing input.
The critical stage for most projects. We use our experience of working with a range of planning authorities to maximise your chances of gaining permission. We also work with trusted planning consultants where necessary.

Stage 4 Technical Design
The detailed design of the project into a package of drawings and documents for construction. The stage includes detailed drawings and specifications, often in consultation with specialist subcontractors and manufacturers. The extent of these will depend on the procurement route. Also includes submission of package for building control approval.
We excel at carefully detailed, buildable designs. Our well honed office systems ensure this complex stage of work delivers on all levels.

Stages 5-6 Construction and handover
The extent of services provided at this stage will depend on the procurement route chosen. For traditional contracts we can provide Contract Administrator duties from assistance with the tendering process to preparation of contract documents, site visits, progress reports, defects and certifications.
